An impact window is a structural assembly, and the glass is the least interesting part of it. The frame, the anchors, the buck, and the sealant joint decide whether the opening survives a storm. Design pressure is the number that matters
Every opening on a South Florida permit gets a required design pressure, positive and negative, worked out from the ASCE 7-22 wind maps, the building height, the exposure, and where on the wall the opening sits. Corner zones take more suction than mid-wall. The window you install must carry a rating at or above that number, and the rating comes from testing, not from a brochure. Why we survey the wall first
Before we price an opening we look at what is behind the stucco. Old wood bucks rot; older block has unfilled cells; some additions are frame with no tie beam at the header. Each of those changes the anchor design and sometimes the product. An approval that assumes anchors into solid concrete does not apply to a hollow cell, and an approval for a buck installation assumes the buck itself follows the schedule. Finding that out during the survey costs an hour. Finding it out after the units arrive costs weeks.

It is rated assembly against rated assembly on your specific wall: which product carries an approval for your design pressure at your opening size, which frame finish survives your distance from the water, and which anchor method your masonry can take. Why we are picky about finish and fasteners
A cheaper powder coat looks the same on delivery day and chalks within a few summers on a beach block. An AAMA 2605 fluoropolymer (Kynar 500 resin) finish does not, which is why we specify it and why we ask for the ASTM B117 test data. The same logic applies to fasteners: anything less than 316 stainless steel pits and streaks the finish below it. The interlayer choice is the same argument in glass: Kuraray SentryGlas ionoplast interlayer stays stiff and clear in Florida heat where a lesser laminate can haze at the edges.
Three field errors that cause most callbacks
• Drilling a slab without locating tendons. Many South Florida slabs are post-tensioned. We scan with ground-penetrating radar before any floor anchor goes in.
• Ignoring header deflection. A wide opening under a loaded wall sags over time, and a sagging header binds doors and cracks glass. The structural engineer sizes the header to a deflection limit before we set the frame.
• Using a non-marine finish near the water. Standard paint chalks and pits on the coast. We specify AAMA 2605 fluoropolymer (Kynar 500 resin) finish and 316 stainless steel hardware within reach of salt air.
