An impact window is a structural assembly, and the glass is the least interesting part of it. The frame, the anchors, the buck, and the sealant joint decide whether the opening survives a storm. Water gets in around windows, not through them. A proper install in this climate has a continuous sill pan or a fluid-applied flashing such as Prosoco R-Guard FastFlash turned up the jambs, a back-dam at the interior edge of the sill, and a perimeter joint sized for movement and filled with a structural silicone such as Dow 995. The crew shims the buck plumb and square so the sash meets the weatherstrip evenly. Skip any of that and the window can pass inspection and still leak the first time a summer storm blows rain sideways against the wall for hours.

Design pressure: the positive and negative load, from ASCE 7-22, an opening must resist. NOA: the Miami-Dade Notice of Acceptance (NOA), the HVHZ certificate for a tested assembly. FL number: the Florida Product Approval (FL#), the statewide equivalent. TAS: the Miami-Dade test protocols. Anchor schedule: the type, spacing, and embedment of fasteners in the tested assembly. Why we are picky about finish and fasteners

The same logic applies to fasteners: anything less than 316 stainless steel pits and streaks the finish below it. What goes wrong, and what we do instead

Using a non-marine finish near the water. Standard paint chalks and pits on the coast. We specify AAMA 2605 fluoropolymer (Kynar 500 resin) finish and 316 stainless steel hardware within reach of salt air.

Ignoring header deflection. A wide opening under a loaded wall sags over time, and a sagging header binds doors and cracks glass. The structural engineer sizes the header to a deflection limit before we set the frame.

Anchoring too close to the block edge. A screw anchor near the edge of a hollow cell blows out the web and holds nothing. We hold the edge distance on the approval and grout cells where the anchor pattern demands it.
